Window and door seals

What is a good moisturizer/protectant for the rubber and plastic door seals on my windows, doors, and trunk? I don't want them to start cracking in the future in this extreme heat and sun.

I use a spray silicone lubricant on a towel. Can't remember the brand, I'm sure they are all about the same.
