Your internal seals are probably getting old and stiff, allowing the fluid to bypass them. After they warm up, they get soft and work as they should. Depending on the milage, it may be time for an overhaul.

But again, at those temperatures, it may cause a good transmission to act up. Maybe a dip stick heater would be a wise investment if you can't keep the car inside at night.
